Two city-backed programs support the momentum. The Richmond Riverfront Initiative completed dock upgrades at 18th Street in April, while the Economic Development Office approved tax abatements for new townhomes along Old Main Street through 2028. Both efforts target underused parcels that previously held industrial uses.
Transaction volume tells the same story. Twenty-seven homes closed in Rocketts Landing during the first half of 2026, compared with 19 closings in the first half of 2025. Average days on market fell to 22, down from 34 a year earlier. Waterfront lots with private piers now command premiums of $80,000 to $120,000 over comparable inland homes on the same blocks.
Local realtors advise buyers to review flood-zone maps and recent appraisal records before making offers. Properties listed through the Richmond Association of Realtors currently average 12 percent above asking when they include deeded boat slips.
